What is seal coating?
Seal coating is an asphalt based emulsion sealer put on existing asphalt to protect the surface. Seal coat extends the life of the asphalt and gives existing asphalt a new wearing surface.

How often do I need to seal coat?
Seal coat should be performed every 2-3 years. Seal coat should be performed on new asphalt one year after installation.

When can you drive on new seal coat?
Seal coat dries by ultraviolet rays (sunshine)- typically within 24 hours.

What time of year can seal coating be performed?
May 15th and October 15th.

Before Your Job is Started

Is there anything I need to do before seal coating maintenance is performed on my asphalt?
Yes! Sprinklers should be turned off 24 hours prior to work and 24 hours after completion of work.. Obstacles (vehicles, dumpsters, etc.) must be removed prior to asphalt maintenance work is done.

Residential and Commercial Areas: Notice should be posted to residents and/or office building workers in due time. Cars that are not removed from the premises will need to be towed – additional costs may be incurred.
