What is the best time of the year to have asphalt repairs and asphalt maintenance performed on my parking lot?
Parking lot repair work must be performed outdoors so the biggest factor in when to perform the work is the outside temperature. Of course, the best time to perform this work is in optimal weather conditions, from April 1st through the end of November. Specifically, however:
- Asphalt patching
- March 15th through December 15th.
- Seal coating
- May 15th through October 15th.
- Complete repaving
- April 15th through October 31st.
- Striping
- March 15th through December 15th
- *Can be done during the winter if the conditions are dry and above freezing.
- Crack sealing
- March 15th through December 15th

A new layer of asphalt is applied to existing asphalt- typically 2″ in depth.
How do you lay asphalt? How thick?
Asphalt is best applied with an asphalt paving machine. In some situations, asphalt can be placed by hand and raked out. The thicker the layer of asphalt the more stability it gains.

Is there anything I need to do before asphalt maintenance is performed on my asphalt?
Yes. Sprinklers should be turned off 24 hours prior to work and 24 hours after completion of work., Obstacles (vehicles, dumpsters, etc.) must be removed prior to asphalt maintenance work is done.
Residential and Commercial Areas: Notice should be posted to residents and/or office building workers in due time. Cars that are not removed from the premises will need to be towed – additional costs may be incurred.
